Buying a Home in Metro Manila? Know Lists of the Earthquake-Prone and Flood-Prone Areas

Finally, you’re ready to buy a home in Metro Manila. That’s great! But watch out for the most common pitfalls that you might plunge into; the earthquake-prone and flood-prone areas of the metropolis. To ascertain that your home would be safe and sound, check the lists and see if your property is found anywhere near these areas.

  • Earthquake-prone areas

You might not know it but there are earthquake-prone areas in Metro Manila as announced by PHIVOLCS, the Philippine Institute of Volcanology and Seismology. According to PHIVOLCS, the Valley Fault System atlas has mapped out the areas that are near earthquake faults; the East Valley Fault and the West Valley Fault. These are the areas where 6 to 7.2 earthquakes can occur.

The West Valley Fault includes these areas in Metro Manila:

  • Areas in Quezon City

Blue Ridge, White Plains, Loyola Heights, Batasan Hills, Payatas, Bagong silangan, Libis, Pansol, Pasong Putik, Bagumbayan, Mantandang Balara, and Ugong Norte

  • Areas in Muntinlupa City

Putatan, Buli, Alabang, Tunasan, Cupang, Bayanan, Sucat, and Poblacion

  • Areas in Marikina City

Industrial Valley, Tumana, Barangka, and Malanday

  • Areas in Taguig City

Maharlika Village, South Daang Hari, Central Bicutan, Ususan, Pinagsama, Bagumbayan, North Signal Village, South Signal Village, South Signal Village, Upper Bicutan, Lower Bicutan, and Bagong Tanyag.  

  • Areas in Makati City

Pembo, Comembo, East Rembo, and Rizal

  • Areas in Pasig City

Bagong Ilog, and Ugong

Reportedly, various subdivisions are near the West Valley Fault. You may want to check if the real estate property you’re planning to buy is included in this list. If it is, determine if it’s outside of the 5-meter radius from the fault line. If it is within the 5-meter radius of the fault line, then don’t buy that property.

But if it’s more than 5 meters away from the fault line, you may want to ascertain that the property has earthquake-proof foundation and durable materials. The intensity of the earthquake will not be as strong as those within 5 meters of the fault line.

Nevertheless, you should ensure that any structures erected are earthquake-proof. If the property is structurally sound, and the materials are durable, it won’t crumble as easily as those built poorly. Here are the subdivisions in the West Valley Fault.

This app is regularly updated, and PHIVOLCS is the government agency responsible in predicting earthquakes. Thus, you’re sure that the information is accurate.
 

  • Flood-prone areas

Beware of flood prone areas too in Metro Manila. Because of congestion and mismanaged garbage, flood waters usually rise up quickly in these places: There may be pockets of dry land, but most areas in these places are flooded. Flood waters are dangerous and destructive, so these places must be avoided.

Manila
San Juan, Blumentritt, Tondo, Sta Cruz, Paco, Sta Mesa, Pandacan, Sampaloc, and San Juan

Navotas

If you cannot find your ideal home in Manila, you can always opt to purchase outside of Manila.
